FACILITIES MANAGEMENT CHARGES

The Facilities Management budget funds routine maintenance and repairs to campus buildings. To the extent that resources are available, we will provide new furniture, carpeting and generally upgrade conditions in public and classroom areas. Facilities Management does not normally fund renovations to areas where program changes require building modifications, nor does it pay for any installation or maintenance of new departmental equipment. Departments are expected to fund special requests for work and equipment needed in their area. All work requests submitted to Facilities Management are reviewed by management to determine whether the work should be charged to Facilities Management or to the requesting department.
 

Jobs funded by Facilities Management:

Problems or repairs involving building components such as plumbing, drains, walls, and light fixtures, provided there is no misuse 

Bathroom Maintenance

Graffiti removal

Damage due to leaks or floods in the building, but not do to misuse or breakage of equipment 

Normal housekeeping and cleaning

Reasonable public area maintenance

Standard window treatment repair, and replacement (limited by budget)

Painting, when the department is willing to wait for the job to be done according to the paint schedule

Walk-off mat replacement

Building signage/base system

Carpet shampooing in major public areas according to the carpet cleaning schedule 

Repair of small domestic refrigerators and ice machines

Repair of industrial ice machines installed with original building

Repair of building material and equipment, provided there is no misuse

Repair of existing locks/hardware

Building safety corrections i.e., broken railings, if malfunction was not due to abuse

Basic Pest Control

Interior and exterior lighting maintenance
 
 
 
 

 

Services provided, but not funded by, Facilities Management:

Painting when the department does not want to wait until the job comes up on the schedule

Replacement of refrigerators and ice machines 

Building or office renovations required to accommodate changes in program 

Modifications or additions to systems, such as electrical or air conditioning, as a result of program changes or increased needs 

Department signage/name changes 

Carpet shampooing of offices, when conditions are deplorable the carpet will be replaced by Facilities Management if the resources are available 

Window treatment upgrades 

Installation of new services: air conditioning, electric, water, etc. requested by the department 

Modifications or additions to occupied space requested by the department 

Special housekeeping requests above normal service obligations 

Special event setups 

Lock changes or additions and keys requested by the department - NOTE: The cognizant dean or vice president must approve requests for keys and lock changes. We may not process certain types of lock requests and will discuss those with the individual departments

Security changes if due to a change in the department's requirements, i.e. additional alarms, locks, and maintenance of such equipment 

Bolting of personal computers or other equipment 

New furniture requested by the department 

Repair of incubators, autoclaves, walk-in boxes, environmental boxes, centrifuges, water cooled microscopes, aquariums, and special scientific equipment

Installation and ongoing maintenance of new equipment or mechanical support equipment installed by the department 

Repair of material and equipment due to misuse by the department

Relocating and moving supplies

Special trash pickups, security burns, lab specimen disposal

Demolition of student construction

Specialized or extraordinary pest control, caused by departmental activities

 

With few exceptions, Facilities Management charges for its services on a time and material basis. Although many of our services may seem to be similar, field conditions vary which will affect the total cost of a job. For planning purposes, the following prices would apply:
 

Miscellaneous Items:

Change lock core $27.00 each
New keys $1.50 each
Security burns $19.00 typically
Hanging of pictures $27.00 typically
Carpet shampooing $0.11 per square foot

 If a department has any questions concerning the extent or validity of charges, Facilities will be happy to review the charges. The request for detail should list the referencing work request number, and be sent via email to Eileen McShea, Systems/Business Operations Manager.
