Stormwater BMPs were installed to mitigate some of the environmental impacts associated with the construction of Stony Creek Farms, a planned residential community for active adults aged 55 and older. The overall site plan retains a significant amount of undisturbed open space, which allows runoff to infiltrate within the site boundary. Infiltrating runoff near its point of origin reduces the total volume contributed to local waterways. 

Parking island bioretention basins throughout the development enhance filtering and storage of runoff flowing off of pavement. House roof gutters are disconnected from storm sewers, and drain instead to vegetated swales, which deliver runoff to bioinfiltration basins and constructed wetland areas that are effective at improving water quality. This practice uses the land’s natural infiltration capacity to address stormwater runoff, rather than costly conventional drainage pipe infrastructure that simply conveys stormwater without regard to rate and water quality.
